In today’s blog, I’d like to share the five reasons why having an in-house construction team has been one of the most beneficial strategies we have used to facilitate our renovation and reconstruction projects.

Reliability

One of the most critical aspects of our operations is the renovation and rehabilitation of properties. Managing this properly is critical to the success of our entire operation.

That’s why we need to have a trustworthy and reliable team in the field, that will provide a quick turnaround with minimal friction. And when it comes to construction, this is not as easy as it may sound.

We have different teams that have been with us for over 10 years. They have proven time and time again that they are reliable. They understand our projects and needs; they get the time constraints and requirements for every task. They are well aware that if they fail to deliver, we all as an organization will be in trouble.

Being reliable makes them indispensable! We need to have reliable construction teams to ensure that we will deliver to our partners and investors, and our teams always deliver!


Time Saving

Having in-house construction is a time-saver for us!

Our teams have been trained on every possible construction scenario, so they know exactly how to proceed, be it flooring, roofing, removal of items, or installation of appliances.

This know-how only comes with experience, and not every contractor out there has it. Many projects get delayed just because the contractors don’t have the proper tools or know-how to deliver the tasks. Our in-house teams are well ahead in that learning curve, so we know they won’t waste time and our projects will be delivered according to schedule.

Also, as the saying goes “Time is money”! Not delivering tasks on time means in many cases a loss of money for us.

Vendors Management

We contract with local vendors in every city we invest because that is a way to give back to the community. Also, there are certain jobs that require local contractors due to very specific local regulations or construction codes.

Our in-house team has become very familiar with local regulations in every market we operate, so when we acquire a property in another state, we know exactly what kind of contractor we need, the costs for every task, and the average turnaround time. Not having a tight grip on vendors can be extremely stressful due to over costs, late turnarounds and a lot of unexpected situations. s

Materials Management

We source our own materials from multiple vendors. Keep in mind that we operate in several states and materials’ prices vary from city to city. Sometimes we have faced price-gouging practices when some vendors try to spike prices.

Our in-house team is experienced in sourcing all types of materials. They distinguish quality levels, prices, and requirements, so they know what materials work for each specific project. And they know the real prices, so they won’t fall for pricing scams. This allows us to buy at the best prices and to buy in bulk to save money.

Costs Control

By working with our own team, we avoid cost changes. We are constantly working on reducing construction expenses by properly managing the operations and analyzing options. This is possible due to our boots on the ground. They collect all the relevant information on costs and help us to make more accurate and informed projections, know where they can minimize costs, and identify areas of overspending. I cannot stress enough how important this is for our operation and how beneficial it is for our investors and partners.
